Renovation Tips:
Here are some tips to
prepare you prior to calling a contractor in
Ontario.
1. Write a check-list of
all the projects you have in mind, and prioritize them in
order of importance to you.
2. Figure out a realistic
budget of what you can afford and are willing to invest in your
home. Be prepared to openly discuss this with your
contractor.
3. Check neighborhood
properties which are similar in size to yours (as it will
be after your project is complete). Perhaps you can talk to a local
real estate agent and/or neighbours that you are friendly
with. Find out approximately how much their house is worth on
today's market in comparison to yours. Make sure you do not
spend more than what you can reasonably recover from a
sale.
4. Consider the additional
value of comfort you will get if you plan to make your house a home
for the long run.
5. Be prepared to make
decisions as to what space you can afford to give up, or not give
up - inside and outside (extra hallways, grounds for
additional footage, etc.)
6. Look in magazines,
catalogues, etc. and save pictures of other houses/rooms/styles you
really like.
Are you going to live in your
home during the renovations? If so, make appropriate plans as to
where to eat, sleep, etc. for the duration of the project that make
those specific areas inaccessible.
7. Familiarize yourself with
any specific ordinances your subdivision may have and locate a
survey of your house as soon as possible.
8. Find out any set-back
requirements of your property that might interfere with your plans
of expansion.
9. Make yourself and your
spouse available for the first meeting with your Ontario
contractor.
10. If you are thinking about your
renovations during winter, don't wait until spring to call your
contractor.
